The five signs are rust or lifted laps, overflowing spouting, ceiling stains, cracked flashings and moss build-up. Almost every emergency call-out we get in winter was visible the autumn before, and most of these you can check yourself from the ground without a ladder.
1. Do you have rust spots, lifted laps or missing fixings?
Scan the roof from the street on a sunny day. Rust streaks, sheets that look slightly lifted at the edges, or screw heads standing proud are all early signs that water is about to find a way in.
2. Is your spouting overflowing or sagging?
If water sheets over the gutter edge in rain, the system is blocked, back-sloped or undersized. Overflow does not just make a mess. It quietly rots fascia and can undermine foundations.
3. What does a stain on the ceiling mean, even an old one?
A faint brown ring on a ceiling means water got in at least once. Leaks are rarely one-off events. They are intermittent, and winter is when they stop being subtle.
4. Have any flashings lifted or cracked?
Most leaks start at flashings, around chimneys, skylights, vents and junctions, not in the middle of a sheet. If sealant looks cracked or a flashing edge has lifted, that is the roof telling you where it will leak first.
5. Is there debris or moss building up?
Leaves in valleys and moss on the south face hold moisture against the roof and block drainage paths. A clear roof sheds water. A cluttered one soaks in it.
