What Changes the Price of a Roof Replacement
Nobody can price a roof honestly from the street. These are the things that move the number, so you know what we are looking at when we quote.
Roof size and shape
Area is the starting point, but shape matters just as much. A simple gable is quick. Multiple hips, valleys, dormers and changes of pitch all add flashing work and labour.
What is under the old roof
Purlins, battens and framing can only be assessed once the old roofing is off. Sound structure costs nothing extra. Rot or rusted purlins have to be put right before the new roof goes on.
The material and coating grade
Long run steel, shingles and tile all sit at different price points, and coastal sites need a higher coating grade than inland ones. The grade is chosen for your site, not for the quote.
Access and scaffold
A single storey with clear driveway access is straightforward. Two storeys, tight sections, power lines or steep ground mean more edge protection and scaffold, and that is a real cost.
Most replacements are the right time to renew spouting and custom flashings, and the old roof has to be removed and disposed of. Both belong in the quote rather than turning up later.

Asbestos, where it is present
Some pre-1990s roofs contain asbestos. If there is any doubt we test first, and removal is handled by licensed specialists. It is uncommon on homes but it changes the job when it happens.

Roof Replacement and Re-Roofing Questions
What is the difference between re-roofing and a roof replacement?
In New Zealand the two words are used for the same job. Both mean taking the old roof off and installing a new one. Some people use re-roof for a like for like replacement and roof replacement when the material changes, but you will hear them swapped around. Either way, that is the work we are describing on this page.
How long does a roof replacement take?
Most homes take about three to seven days depending on size, pitch and how much structural work is needed underneath. You get a clear timeline in the quote so you can plan around it, and the roof is closed up weathertight at the end of every day.
How much does it cost to replace a roof?
It depends on the roof area and shape, the material and coating grade, access and scaffold, and what the strip reveals underneath. That is why we price from an on site inspection rather than aerial photos, and why the quote is itemised so you can see where the money goes.
Do I need council consent to replace my roof?
A like for like replacement usually does not need building consent. Consent can come into it if you change to a heavier material or the property has heritage status. We will tell you what applies to your job before any work starts.
Can I stay in the house while the roof is replaced?
Almost always, yes. We sequence the work so the house stays weathertight and disruption stays low, and we agree daily hours around your household before we start.
Can you replace concrete tiles with long run steel?
Yes, tile to metal conversions are common work. We strip the tiles, check the structure now that it is carrying less weight, and install a new long run roof that is lighter, tougher and easier to maintain.
