Roof Maintenance Christchurch
Planned roof maintenance and inspections that catch small problems while they are still small.
Small jobs now, instead of big ones later
Roofs do not ask for much, but they do ask for something. Moss holding damp against the sheets, a gutter backing up under a flashing, a fixing that has worked loose in the wind. Each one is minor on its own, and each one turns into a repair bill if it is left long enough.
A maintenance visit is a proper check, a clean where it is needed, and a short written report with photos. You find out the state of your roof from us, rather than from a stain on the ceiling in the middle of winter.

What Roof Maintenance Covers
Roof Inspections
A proper look at sheets, fixings, flashings, valleys and penetrations, with photos and a plain English report on what we found.

Moss and Lichen Treatment
Moss holds moisture against the roof and blocks drainage paths. Treated properly it comes off without damaging the coating.

Gutter and Downpipe Clearing
Leaves and grit in the spouting back water up under flashings and rot fascia. Clearing it is the cheapest roofing work you will ever pay for.

Fixings and Flashing Checks
Screws and washers perish and back out over time, and sealant at junctions has a shorter life than the roof. Both get checked and put right.

Maintenance Plans

Commercial Maintenance Programmes
Planned inspections and minor repairs across a building or a portfolio, so problems are found on your schedule rather than during trade.

Small problems stay small
A loose flashing found in autumn is a ten minute fix. The same flashing found in August is a leak, a soaked ceiling and an insurance claim.
It protects your material guarantees
Most roofing warranties assume reasonable maintenance, including washing down areas the rain does not reach. Neglect is one of the few things that can void them.
You get it in writing, with photos
After every visit you get a short report showing what was checked, what was done and anything worth watching, so you can plan spend rather than react to it.
Roofers, not a general handyman
The people on your roof are the same crew who install and repair them, so they know what a small problem is about to become.
Fully insured, on any size job
Public liability and contract works cover applies to a maintenance visit exactly as it does to a full re-roof.
What a Maintenance Visit Depends On
Maintenance is the cheapest work we do, and the easiest to scope. These are the things that set the price.
Roof size and access
How much roof there is, how steep it is and how easily it can be reached safely. A single storey with clear access is quick work.
How long since it was last done
A roof checked yearly needs very little. One that has not been touched in a decade may need a solid clean and a list of small repairs before it is back on schedule.
Moss and debris load
A shaded south facing roof under trees carries far more moss and leaf litter than an open north facing one, and takes longer to clear and treat.
Whether repairs are found
The visit covers inspection and cleaning. Anything that needs fixing is quoted separately so you decide, rather than finding it added to the bill.
One visit or a plan
A single check is priced on its own. A scheduled plan across a year or a portfolio is priced as a programme.
How a Maintenance Visit Works
Booked in, done properly, and written up so you have a record.
Book a visit
Tell us the property and roughly when the roof was last looked at. That is enough for us to schedule and price it.
Full roof inspection
Sheets, fixings, flashings, valleys, penetrations and spouting, all checked and photographed.
Clean and clear
Moss and lichen treated, gutters and downpipes cleared, and loose fixings put right where it is straightforward.
Written report with photos
What was checked, what was done, and anything worth keeping an eye on, in plain English.
Anything bigger, quoted separately
If we find something that needs real work you get a written price for it. No work beyond the visit happens without you agreeing to it first.
Roof Maintenance Questions
How often should a roof be checked?
Once a year suits most homes, and every six months if the roof sits under trees, near the coast or on a shaded southern face. Commercial buildings with internal gutters are usually best checked twice a year.
What happens during a maintenance visit?
We inspect the sheets, fixings, flashings, valleys, penetrations and spouting, treat moss and lichen where needed, clear gutters and downpipes, and tighten or replace loose fixings where it is straightforward. Then you get a short written report with photos.
Does maintenance actually protect my warranty?
It helps. Most roofing material guarantees assume reasonable maintenance, including washing down areas that rain does not reach naturally. Neglect is one of the few things that can put a claim at risk, and a written maintenance record is useful evidence.
Do you fix anything you find, or just report it?
Small things like a loose fixing get sorted on the visit. Anything bigger is photographed and quoted separately, so nothing is added to your bill without you agreeing to it first.
Do you offer maintenance for commercial buildings?
Yes. Scheduled programmes across a single building or a portfolio, with reporting after each visit. Internal gutters in particular are worth having on a schedule, because a failure there puts water straight inside the building.
Can you just clear the gutters?
Yes, that can be booked on its own. Most people find it is worth having the roof checked at the same time, since the crew is already up there and the check is the part that catches the expensive problems early.
